Roofing is a high-trust, high-dollar sale. A detailed proposal with material specs, warranty details, and a clear process is the difference between winning the job and being the "other quote" they got for comparison.
Roof type (shingle, metal, flat), approximate squares, property address, reason for work (replacement, repair, storm damage). If insurance is involved, note the claim number and adjuster contact.
Shingle brand, line, and color (e.g., GAF Timberline HDZ, Charcoal). Underlayment type (synthetic felt, ice & water shield coverage). Flashing material. Ventilation (ridge vent, soffit vents, quantity). Drip edge, starter strip, hip and ridge caps. Clients want to know exactly what's going on their roof.
Tear-off scope (number of layers), decking inspection and repair allowance, ice and water shield locations (eaves, valleys, penetrations), underlayment installation, shingle installation, flashing at walls/chimneys/pipes, ridge vent installation, cleanup and haul-away.
Line items: tear-off (per square), materials (per square), labor (per square), decking repair (per sheet, as-needed allowance), flashing, ventilation, permits, dumpster/haul-away. Show subtotal, tax, total.
Manufacturer warranty (e.g., GAF 50-year limited lifetime), workmanship warranty (your company's guarantee), what's covered and what voids the warranty. This is a major decision factor for homeowners.
Typical residential re-roof: 1-3 days. Note: weather contingency, permit timeline, HOA approval if applicable. Be specific about start date and expected completion.
